Buying and selling real estate in today’s confusing marketplace can be overwhelming and terrifying for the novice. With a constant bombardment of news about the market on the front page, on TV and a common topic of dinner conversation, it is hard discern where the market is going, but Corcoran’s Deanna Kory isn’t worried. Calm and poised, her 22 years of experience have readied her for turbulent times.

“Despite the national problems, property values have remained stable in New York City and specifically the Upper East Side,” Kory said, her assurance refreshing in a realm where most qualify their comments.

“There is a relatively small supply of apartments in any given category,” Kory explained. “This is helping to keep prices secure. For example, buyers who are in the market for a townhouse or a pre-war apartment only have a limited number of apartments to see since fewer are hitting the market and, anecdotally, there are more buyers in the market than there were five years ago.” Kory has seen the breadth of Manhattan’s prestigious Upper East Side expand as buyers push north and east. “Lower Harlem is continuing to grow steadily, even East Harlem is beginning to see growth as new developments pop up in that area.”

Buyers who once only considered living west of Lexington, are finding better deals, more space and more luxury further east. As developers see the glut in the market for full-service, modern, amenitized buildings, new beacons of luxury are appearing east of Third Avenue. “There are many noteworthy buildings which have sold-out quickly. People are coming east now more than before. A lot of these buildings have health clubs, children’s playrooms, pet spas and concierge services; it is drawing a lot of people,” Kory points out. Buildings such as the Lucida (86th and Lexington) and the Brompton (86th and 3rd) are two of those high-end luxury buildings with great finishes that are luring potential buyers East.

When asked what advice she would give to buyers these days, Kory was quick to respond, “Get educated and listen to your gut!” Buyers can be too obsessed with the perceived cycles of the market and lose out. “People need to realize it is not just an investment, it’s a home. If you see a property early on in your search and pass it up, it may not be there when you are ready to come back to it. Buyers should have a long-term perspective, 5-7 years when they are purchasing a property.”

Kory’s knowledge and experience not only helps buyers, but are wonderful assets for sellers as well. Kory knows how to stage an apartment and can help sellers get top-dollar for their property. “Put your best foot forward,” Kory advises her clients. “It is the “WOW” factor that helps get the asking price. When people walk into a home it should be clutter-free, but not too minimalist. There is such a thing as too much and too little.” Kory and her team work with the client to add punches of color and interesting pieces to draw the eye of potential buyers. In fact, Kory produces a brochure called “The Art of Staging” which serves as an informational how-to guide for creating a visually appealing space which is essential in marketing and selling a home.
